The short version

ShowBrief AI runs entirely on your iPhone. Your voice recordings, transcripts, generated briefs, and recap PDFs stay on your device. We do not have a server. We do not collect your data. There is no third-party transcription service, no third-party AI service, and no analytics SDK. The only data that ever leaves your iPhone is a recap PDF when you explicitly tap Share to send it to your client.

What we do not collect

We do not collect, store, transmit, or sell:

  • Audio recordings of your showings
  • Transcripts produced from those recordings
  • Generated showing briefs, recap PDFs, or compliance log entries
  • Client names, addresses, financial information, or any property data
  • Personally identifiable information (your name, email, phone, address)
  • Device identifiers, advertising identifiers, or IP addresses
  • Usage analytics, study activity, crash reports, or telemetry

We do not embed any third-party analytics SDKs (no Google Analytics, Mixpanel, Amplitude, Firebase, Sentry, Crashlytics, or similar). We do not embed any advertising SDKs. We do not use any third-party transcription service such as Whisper API, AssemblyAI, Deepgram, or Otter. We do not use any third-party language model such as OpenAI, Anthropic, or Google Gemini.

What stays on your device

The following is stored exclusively in your device's local sandbox using SwiftData with iOS standard data protection encryption at rest:

  • Audio recordings (until you delete them)
  • Transcripts produced on-device by Apple's Speech framework
  • Showing briefs generated on-device
  • Branded recap PDFs
  • NAR settlement compliance log entries
  • Property metadata you enter manually
  • Brokerage template preferences and notification settings

Uninstalling the app deletes all of this. We have no way to recover it.

How transcription and AI generation work

Audio is captured locally on your iPhone. Transcription runs entirely on-device using Apple's Speech framework. Brief generation runs entirely on-device using Apple Foundation Models on iOS 26 and newer. On older iOS versions, a local rule-based engine generates the brief without any model call. No transcript, audio, or generated text is ever transmitted to ShowBrief AI servers (we have none) or to any third party.

Recap PDFs and sharing

Branded recap PDFs are generated entirely on-device using Apple's PDFKit. PDFs are only shared when you explicitly tap Send to client and select a destination in the standard iOS share sheet (email, AirDrop, Messages, etc.). You control the destination. We do not see, log, or proxy the PDF or its destination.

Optional location

If you enable the optional Quick Start at Property feature, ShowBrief AI uses your iPhone's location solely on-device to detect when you arrive at a property and offer a quick-start recording prompt. Your location data is never transmitted off-device. You can disable this in Settings or in iOS Settings under Privacy and Security.

In-app purchases

Subscriptions are handled entirely by Apple's StoreKit. We receive an anonymous receipt indicating that a purchase occurred, used solely to unlock subscription features in the app. We do not see your name, your Apple ID, your billing address, or your payment method. No third-party billing service is involved. Apple's payment privacy practices are at apple.com/legal/privacy. Manage or cancel your subscription in iOS Settings under your name, Subscriptions.

App Store analytics

Apple App Analytics (the standard App Store metrics dashboard) reports aggregated, anonymized data to us, such as install counts and crash rates. These metrics are produced and aggregated by Apple and we cannot tie them to individual users. You can opt out at the device level under iOS Settings, Privacy and Security, Analytics and Improvements.

Children

ShowBrief AI is a professional productivity tool for real estate agents. It is not directed at children and we do not knowingly collect data from anyone, including children.

Your rights under GDPR, CCPA, and similar laws

Because we do not collect or store any personal data on our servers (we have no servers), there is no data for us to access, port, correct, or delete in response to a data-subject rights request. All your data lives on your device and can be exported or deleted by you at any time from within the app or by uninstalling. If you believe we have collected something despite this policy, email [email protected] and we will investigate.

Changes

If we ever change our data practices, we will update this page and the Effective Date above before the change takes effect. Any material change that introduces new data collection of any kind will be opt-in.
